Mt. Adams condominiums on track for this summer
By Lisa Bernard Kuhn
Construction is expected to wrap up this summer on the hillside condominium development the Palisades of Mount Adams.
Located on Oregon Street, overlooking the Northern Kentucky and downtown Cincinnati skylines, the $14 million project is being developed by lawyer and developer Charlie Postow and Don Rahilly, retired president of the S. Rosenthal & Co. printing company and a partner in Northern Kentucky based home builder Adare Development Group.
The condos are priced from $1 million to $2 million, and floor plans range in size from 2,700 to 3,700 square feet. By June, the first of 10 units are expected to be finished and ready for occupancy, Rahilly said.
Each condo comes with off street parking for two cars and terraces with views of the Ohio River.
A nearby public walkway provides a connection to the Mount Adams business district and to Cincinnati's riverfront parks from a footbridge over Columbia Parkway.
"It's such a phenomenal, unique property," said Postow, who has developed residential properties in Mount Adams in the past.
Architect John Senhauser designed the seven story building, and Lockland- based Reece-Campbell construction is the general contractor.
"We worked closely with John to come up with something that fit this hill like a glove," Postow said. "We've been getting inquiries from people overseas, from Toronto all who have been interested in the project's design."
No condos have been sold; Rahilly said the team has three buyers lined up to close by June.
"We saw that we were entering a softer market when we began, and there's no doubt that sales have taken a little longer; but in this business everything turns around," he said.
A Web site has been created at www.palisadesofmtadams.com which details floor plans, features and neighborhood information for potential buyers.
